We aim to make the entire home building process as stress-free and enjoyable as possible. We treat each client like family.
Whether you’re interested in one of our existing plans, have complete plans of your own, or simply have some rough ideas, we take time to listen carefully to your wants and needs. While some builders may be quick to jump to a contract, time invested here will save on change orders and budgetary surprises down the line.
We want to learn how your family lives and in turn develop a plan that fits your unique requirements. We look for ways to save space your family may not need, and put it to better use where needed, making your home feel bigger in the areas you value most.
We’ll talk to you about likes, dislikes, and problems in your current or former homes, and make sure your new home addresses those issues.
We’ll review specific interior and exterior features, as well talk about your potential preferences for fixtures and finishes. Doing so helps ensure we allow adequate room in the budget to meet your desires.
If you have property already, we like to meet on site to get your ideas and input, offer advice and get a good feel for precisely what site work will be involved. If you don’t have existing property we often have property available.
Though we have yet to break ground, it’s always good to get started on fixtures and finish selections early in the process. Picking out products for your new home can be a tremendous amount of fun. We want to provide plenty of time so you can enjoy the process, rather than feel rushed.
We provide a list of vendors along with the dates selections are needed to keep the project flowing along on schedule. While you’re starting this process, we’ll be behind the scenes securing the permits needed to build your home.
Once your construction loan has closed and permits are in place, we start the building process by digging the basement and pouring the foundation.
From the point we break ground, any homes up to 2,000 sq ft, typically take 4 - 5 months to complete. Homes over 2,000 sq ft may take slightly longer depending on the level of detail required. Our goal is to keep each home moving at a steady pace without delays but allowing time for each step to happen in a quality manner.
We carefully waterproof the foundation and install the underslab plumbing if required. We’ll also order the trusses, as well as the exterior doors & windows you have selected so they’ll be on site and ready when needed. The foundation takes a few weeks to fully cure. During this time we pour the basement floor and install any egress window wells required.
Once the foundation has had proper time to cure, we fill in the voids around the exterior (backfill) and start framing. This is often one of the most exciting stages, as you watch the structure of your new home grow before your very eyes.
When the framing is complete, we shingle the roof, and set exterior doors & windows to protect the home from the elements. Once secured, the home is ready for rough electrical. We’ll meet you on site to go over the electrical plan and make sure everything is to your liking. We’ll also review closet shelving design and layout, which may require backers before drywall is applied.
This is also a good time to talk through any remaining questions you may have about final selections.
With the drywall complete, paint crews will paint all the walls and ceilings according to your specifications.
Hard flooring surfaces are laid down and any tile work in showers commences. We’re careful to install protective products over any finished flooring in areas where needed.
Cabinets and built-ins are installed, and countertops are measured, produced and installed. Interior doors are installed, as well as interior trim.
If you opted for painted trim, it’s painted at this point. We’ll also touch-up drywall and put the final coat on walls. Outside, we’ll do final grade. This means bringing topsoil back around the home and ensuring it’s at the desired finish level. Now is also when the sprinkler system, landscaping and lawn are completed.
At this stage, we’ll do a walk-through meeting with you to go over bath hardware locations and any other final finish items. With paint finished and cabinets in place, we can install plumbing fixtures, electrical switches and lights along with the final heating and cooling components.
We’ll install bathroom hardware, appliances and any other miscellaneous items. Any carpeting required goes in at this point, and then we’ll review one last time for any final drywall & paint touch ups.
We thoroughly clean the house top to bottom to ensure it’s ready for you to move in.
We’ll meet at your new home to go over warranty paperwork and walk through to answer any additional questions and ensure your satisfaction.
After the final review, you’ll get the keys and are free to move in and enjoy your new home.
